The Roof Rat Epidemic in Valley Yards

Roof rats have become a pervasive nuisance across Maricopa County. Originally concentrated in the historic citrus groves of Arcadia and Central Phoenix, roof rats have established footholds across Scottsdale, Tempe, Chandler, and Mesa.

Unlike common sewer rats, roof rats are agile climbers. They inhabit fan palms, dense bougainvillea, and residential attics, navigating neighborhoods along telephone lines and block wall perimeters.

Your Seasonal Roof Rat Yard Checklist

To protect your property from roof rat colonization, follow this seasonal maintenance guide:

Winter (Citrus Harvest Season)

Winter marks the peak of roof rat feeding activity across the Valley as citrus trees produce fruit:

  • Harvest immediately: Pick ripe oranges, lemons, limes, and grapefruits as soon as they mature.
  • Clear fallen fruit: Never leave windfalls on the ground overnight โ€” this is the #1 attractant for rats.
  • Trim canopy bridges: Keep citrus branches pruned at least 4 to 5 feet back from roofs and fences.
  • Spring

  • Scrub outdoor grills: Rats scavenge grease trays and food residue on patio grills. Clean cooking grates thoroughly.
  • Secure pet food: Feed pets indoors or bring bowls inside immediately following meals.
  • Inspect vent screens: Verify that attic gable screens, foundation crawl vents, and dryer ducts are secured with 1/4-inch hardware cloth.
  • Summer

  • Eliminate open water: During extreme triple-digit heat, rats search for moisture. Repair dripping hose bibs, refresh pet dishes, and ensure AC condensation drains do not pool water.
  • Thin dense hedges: Prune overgrown oleander, ivy, and bougainvillea beds where rats build summer nests.
  • Fall

  • Seal entry penetrations: As nighttime temperatures cool, rats seek warm attic insulation. Seal exterior gaps larger than a quarter using steel mesh and expanding foam around AC refrigerant lines and roof fascia.
  • Professional Rodent Solutions

If you notice hollowed-out citrus rinds, spot droppings on fence lines, or hear nighttime attic activity, an infestation is already active. Snap traps alone cannot outpace rat reproduction rates.
